Fire Safety Regulations

Keeping compliance simple

Fire safety regulations are multifaceted and complex, even for the most experienced of business owners. But they are also mandatory, and failure to comply could lead to invalid insurance, hefty fines, or even imprisonment.

We’re here to lighten the load; to simplify the complexity and deliver compliance quickly, seamlessly and cost-effectively. Here, we break down your legal duties under the UK’s current fire safety regulations – and explore how CFP can help.

Your legal duty explained

If you are the owner or occupier of a commercial building in the UK, you are legally recognised as a Responsible Person. This means that under the Regulatory Reform (Fire Safety) Order 2005, you are personally responsible by law for ensuring your staff, visitors and property are protected from fire.

To comply with fire safety regulations, actions you must take include (but are not limited to):

  • Conduct a Fire Risk Assessment to identify fire hazards, recognise people at risk, and minimise or remove these risks
  • Create a Fire Emergency Evacuation Plan (FEEP), and ensure escape routes are available, signposted and accessible
  • Take steps to prevent the spread of fire through necessary passive fire protection measures, such as fire door sets
  • Provide appropriate fire-fighting equipment, such as fire extinguishers or sprinkler systems
  • Install and maintain fire detection systems where required, and test their effectiveness through regular fire drills
  • Regularly review fire risks and ensure all fire protection systems are in good working order
